I am having a home built in Eagle Springs in Atascocita. I want a thorough multiple phase inspection for the home while it is being built. The major areas I need inspected are,

*pre pour of foundation - Make sure all post tension cables are correct, forms are correct, rebar and cables are properly supported, etc.

*on site during pour of foundation - perform slump check, make sure concrete was not in transit for too long, make sure installation and placement are correct, make sure water is not added reducing strength of mix, make sure slab is properly cured after pour

*pre sheetrock - make sure all wires, plumbing, hvac, and other systems are installed properly, check that all framing joints are correct, make sure there are no loose fittings which will later leak, etc.

*final - make sure everything is perfect and functional before closing.

I need an accredited inspector to cover all of these areas. Any suggestions?

I don't know of anyone that does the second *. He's going to watch them mix - follow the truck - remain there during the entire time of the pour and the cure - you better break out the check book - it's going to be a doozy. Not saying you can't get it - it's just going to be super, super, super expensive. I may not have enough "supers" in there.

agreed on the second one. i just paid $200 for a presheetrock inspection. final will be $350, but i'm not gonna get it until the 11th month after closing.

Call around and ask.

I can tell you though, inspectors are very, very busy these days. My husband is booking over a week out right now, and it's going to be difficult to schedule someone that far in advance, for a date that may not be set in stone.

My husband won't do phase inspections. That's going to be your next hurdle. Not all will.

I've used a few inspectors and found this guy to be the best out of the bunch.

Houston Home Inspection | Infrared Thermal Inspection They take a lot of pictures and are very detailed in their write ups.

I can't agree more.
No one is better than Chuck Evans in the Houston market for any of your inspection needs!
His inspection and Infrared Themography experience, knowledge and reporting is exceptional.

Unless you are willing to shell out some serious coin the bolded item will not happen.

How much is said house you are building and who is the builder?

We built with Lennar and has our inspector come out 3 times. Boy, I'm glad we did that. Worth the money.

Not sure who your builder is, but build times can mean alot when building a home. Usually when builders quote a 90 day build time I often wonder "why?" would anyone want their home built that fast. I would get the inspections done at all points if it gives you peace of mind. Typically you get 2 out of the 3.. fast, cheap & quality. You will never get all 3, weather building a home or renovating a home. IE: you can have fast & quality but it won't be cheap. You can have cheap & fast, but it won't be quality. Etc. You get what you pay for.
