I agree with this. If I were looking to buy at that price point, that is one of the last places I would ever consider. It's accessibility is fine, but it's neighbors really bring it down. It is a true bubble in Alief assigned to Alief ISD. I've heard that despite the gates, there have been problems with crime there.

If I were looking to buy in the EC, I would get the best I could afford in Memorial West or look at close-in Katy. I would take the better parta of HISD's 77077 over Royal Oaks.

The part north of SBISD north of 1-10 is developing at a very rapid pace . If you look at properties north of 1-10, the key is to be zoned to Memorial High School--one of the best high schools in town. There are even small pockets north of 1-10 that are zoned to Bunker Hill Elementary--a very good elementary school located south of 1-10. Study the school zoning maps carefully because the schools the property is zoned to affects the value of the property.

You really can't go wrong with any of these.It just depends on what is important to you.

Lakes of Parkway- Good area, good schools, newer homes, surrounding area is a bit boring, great location if you work in the energy corridor

Royal Oaks- Must do private school after elementary (It is ok but not great), newer homes, upscale, good location if you work in energy corridor,westchase or galleria, gated(this may be a + or-)

Memorial- My personal favorite Trees,Trees,Trees; close to most work locations except for downtown and up north, resale is excellent, most schools are great, one of the most coveted parts of Houston, older homes

It all really comes down to School District:
77079/24: Spring Branch or way out west, KISD
77077: HISD
77082/ Royal Oaks: AISD

In the former, you will find overpriced late 60's/early 70's remodels or knockdowns.This is a boom area, on school district mostly, and development in the Energy Corridor.
In '77, mostly the same, but priced cheaper because of school zone, unless in gated community. Close enough to the Energy Corridor to be a great bargain. Essentially the same builds as west Memorial, without the inflation, and often updated without the teardowns.
in Royal Oaks, it's gated+ private schools, or if schools are not an issue, there are a lot of nice neighborhoods unfortunately zoned to Alief SD.

Houston is hit-or-miss. Parts of Memorial (west) are crime-ridden, check the HPD stats. Parts of AISD are fine to live, but suffer from reputation. The hit vs. mis changes by the block sometimes.

Are the schools in 77077 (homes north of Briar Forest) getting better as prices get a bit better there?
