We'll be moving to Houston sometime after the first of the year and we're trying to decide between NW Houston/Cypress or South Katy/Richmond. We seem to be able to get more house for the money in the NW area (Lakewood Forest or Norchester) but my major concern is crime/safety. Are these areas equally safe? I'm a SAHM with soon to be 4 daughters and I want to be able to let them play in the backyard without concern or go for walks and do shopping without worry.

Any advice or recommendations? Thanks

I can't speak for katy/richmond area but Lakewood Forest and Norchester are very nice. This is a great area out here. There are beautiful homes in those neighborhoods and it is a safe area.

I've grown up in the NW part of town for 28 years and have always felt safe.

While there are great communities all over the city (both in and out), I would choose Cypress and the other Northwest communities (Klein, Champions, Spring, etc) 10 times out of 10 over South Katy.

Seven lakes, Grand lakes and Cinco Ranch is better than any subdivison in the NW area, just be ready to $pend for it.

Be ready to spend for it? Are you serious? Do you get out much? It's freekin' Katy.

Not looking to get into a pissing match but you obviously don't know what you're talking about. Cinco Ranch versus Longwood? Coles Crossing? Rock Creek? Lakewood Oaks Estates, Stablegate or any of the other dozens of neighborhoods in North Cypress? Not even close. Nor are any of the other communities you listed. My cousin built a new home in Grand Lakes and it is no more impressive than any of the other dozens of lake communities that dot Cypress. In fact, I can think of about a dozen in Cypress alone that are nicer.

As for the rest of the Northwest. There are about 30-40 other neighborhoods I'd name before those cookie cutter 2 oak trees to a front yard corporate housing found in the best South Katy developments.

Both are good...

We just moved from a very modest 30yr old home in the 77065 area code (Houston, but in the Cypress neighborhood) and felt very safe and happy with our schools (Millsap, Arnold).

When it came time to "move up" we ended up in Cinco Ranch, and we are very happy here as well. We would have been more than happy in Longwood, Coles Crossing, Copper Lakes, etc... but the commute would have been excruciating on 290. It has gotten noticibly worse since we moved to the area in 1999. No biggie when husband worked downtown and took the park-and-ride... but not fun driving alone to westchase. So we ended up looking west of town... 3 people in dh's company live in Cinco Ranch... good amount of coworkers live in the Katy/Richmond area as a whole.

Overall, you DO get more home for your money in the NW... if you can handle the commute or work in the area. It is nice.

For the SAHM in the original post... also check out Ravensway. A wonderful neighborhood, very family friendly in Cypress. The houses are a little older, making them more affordable. But very safe, and a great place for kids.

lol you must be a real estate agent, well whatever rocks your boat. I'm just going off what I've seen(I didn't see everything on the NW side) and I didn't think it was better than So.katy(this is comming from someone who lives in katy and thinks Mo. City is better). I guess what I'm getting to is everyone has their own opinion so no need to get your panties in a bunch.

I made the MISTAKE(listening to my realtor pumping katy up as the place to be) of buying in katy before I got a chance to look around and learn all of the cities. Do I like katy? Yes, but if I had to do it all over again I would buy in Mo. City.

As for my last post maybe I should have made it clear "it's just my opinion"

I am a realtor and I "pump" up my side of town because I truly believe it is a great place to live. I live here myself. I don't speak of places I don't know about or try to discourage someone from moving anywhere they want to but if they inquire about where I live, I will tell them it is a great place to live, realtor or not. Mr. football is very knowledgeable about alot of areas and I learn alot from his posts I have been reading for a long time and he should be a realtor although I know he is not.
