How is rental market in New Territory? (Sugar Land: rentals, houses)

I recently looked a few houses in New Territory, Sugar Land, they are all located in the west of 99 and south of 90. Price is in $170K range, rental for $1600-1800.

I live in Sugar Land, so would like to find a decent property to invest in Sugar Land.

Are houses easy to rent out in the New Territory area?

That would be a realtor question but IMO since the schools are well-regarded there I would think rentals would be in demand.

Yes. Don't get one too close to 99 or 90.
