Whoa that sounds awesome! I hope your HOA is cool and allows all of that. Sounds more like a renovation, but if you entertain a lot and would make use out of it, I would say go for it but definitely get multiple bids. I was gung-ho on having a fire pit but the wifey set reality in place for me
