I can see Pearl Bar from my balcony. I remember when people use to pay to park at Lorenzo's lot and peditaxi going back and forth. Now it's empty and seem like most of the action moved west of Shepherd. City council just approved plan for parking meters along Washington avenue to regulate parking and traffic. Washington Avenue gets its parking district - Houston Chronicle. There are also plans to balance the area by transit and arts. A new Washington Avenue? Really west of Washington? It seemed like its actually moving east of that and north of downtown. And there is alot of empty lots, old tattered buildings even further north of UH-Downtown that have yet to be used.

I just hope they dont tear apart the old neighborhood to build mundane boring strip malls in these new areas, and actually use the old buildings as refurbished spaces for new businesses, but then again.. this is Houston

If in fact they built the Trader Joe's by the roundabout, Kung Fu Saloon is typically packed (never been), Fusion just moved in, there is a huge apartment complex being built at TC Jester in which they'll want to go places w/in walking distance, Coppa, Benjy's and more...that side just seems to remain steady or consistent. Granted, I still like the Drinkery when it's not crowded and Chef Bob's awesomeness since he moved over from the Community Bar, but my feeling is that there's going to be movement there and hopefully by moving into existing buildings.
