I am looking for a single family home in Sugarland with 210$ budget at the most and some good School assigned to the community. I looked around and think homes at Woodbridge Estates near West Airport Blvd and Hwy6 fits my budget and it seems to have a good Elementary school for my kids.

I would appreciate if somebody give me input about this community as not much review is available on internet.

Only negatives I could think of would be it's not in Sugar Land city limits and that part of Hwy 6 isn't as attractive (from not being in city limits or part of the master-planned areas) as it is getting closer Hwy 59. I don't know much about the schools in that area, but I'm assuming the school is rated exemplary if you're looking there.

As soon as a house goes on the market in a good neighborhood in Sugar Land, it can be gone in 4 hours to 1 day. It is a highly desirable area for new people moving into from out of state to work. So, check the number of days the house has been on the market, and that will give you a good indication on the neighborhood. You can also go to HAR website and look up neighborhoods by name and see statistics on them. Check the county website for crime reports too.

It's a nice little oasis. Go a few blocks in any direction, and that changes.

I would suggest you to look at New Territory as well, it is zoned to exemplary schools: Brazos Band, Walker Station Elementary, Sartartia Middle, Austin, Travis High school. It is well within your budget and it is a nice master planned community

South of it is all fine... it's all Sugar Land. I guess a few blocks north is Mission Bend, but still not too bad.
I drive past/through Woodbridge on Hwy 6 sometimes and like the way they did the landscaping/trees though there... much more attractive than the further north portions of Hwy 6 through west Houston.

I've always considered Woodbridge to be the neighborhood that separates SugarLand from Mission Bend. It's like the frontier, if you will. I think the community is nice, but for $200k I would at least see what else was out there before settling there.

It's the most expensive subdivision in the area. There's a reason why homes are selling at $72.00/square foot. You get a lot of home for your money but have to contend with numerous apartments and for the most part considerably less expensive surrounding homes. Might as well look at Chelsea Harbour it's zoned to Stephen F. Austin and the Aliana once built out will only add to the areas value.
