Anyone have any information about this area? Looks like it will be a very nice place, but not many homes are built yet. Any info appreciated.

This will be the last parcel of land developed under the Cinco Ranch brand in Katy. But it is not contiguous with the rest of Cinco Ranch and the HS currently is Katy High.

Unless they buy more land. Cinco SW was supposed to end the CR brand, until Newland purchased another 500 acres in 2010. If Cinco continues to be one of the highest selling communities, I would imagine Newland will try to take advantage of that.

There are basically 3 neighborhoods inside of this "lot", it'll be interesting to see it in a few years, once all of the roads around it are built. I just noticed last week that on the lot just north of it on pin oak they will be building yet another avalon, this one called avalon at spring green. I saw in a map that Spring Green will be extended and eventually connect to 1463 right before it hits I-10. Toll Brothers is also developing a neighborhood just north of Firethorne, with prices starting in the low $400s... Looks like a lot of expensive homes in this area... Can't wait for the stores to start popping up, we need home depot and target at the very least back here!!!

That is correct, since Cinco Ranch has run out of land, but now that the North side of I-10 is growing Newland Developments is scouting several locations.

I'm worried about traffic on 1463 going to I-10. It seems with all the development going on that 1463 will have heavy traffic.

Traffic will be heavy, but you do have other choices... you can go through pin oak at this time, and in the future you will also be able to go right through the new Cinco site... granted, there will be plenty of new homes in the area as well...
