We are both 55 and considering buying a home in either Katy or Sugarland in the 300k range. Our top priority is to buy a home that will retain a good resale value. We would also like to find a neighborhood that has people our age rather than dominated by families with school aged children. We need a 3 car garage so that seems to eliminate an active adult community. Suggestions of neighborhoods in Katy, Sugarland and the area between would be greatly appreciated!

Every now and then a house around 300k shows up (usually in barkers landing or fleetwood or thornwood zoned to Katy ISD) in 77079, very rarely a 3 car garage, but for resale value its one of the best areas right now. A little farther out in kelliwood, green trails, etc (77094) there are a few more 3 car garage options and still good resale value (since area is mostly built out). The garter out you get the more you're competing with new builds and lose resale value. I'm sure sugarland has similR areas but I don't know much down there.

Working in the Energy Corridor - Katy will be a quicker commute than Sugar Land. LIT gave a couple of good neighborhoods. That is an older (not that old) area of south Katy. There are going to be children, but the neighborhoods are fairly mixed.

There are cute houses south of the bayou in 77077 and 77042 for your range. Mixed neighborhoods age wise. Fleetwood or Barkers Landing are both good choices in 77079, and really the last frontier for your price range in 77079. Katy would be the closest burb to the EC, but young family filled, and really not known for noticable appreciation. Sugarland isn't in the Ec. Or really even close.

Cinco Ranch is building a community of patio homes that I think will be most attractive to empty nesters. They are single-story, higher priced per sf, but look like they are more luxurious (premium finishings, architectural details, patios with fireplaces, etc) than simlar-sized homes on larger lots in other sections of Cinco. Most are two bedroom with 2-car garages, but the 65' lots have floor plans with 3-car garages (probably tandem) - but I think those are closer to the $400k price range.

Yeah, some parkway village homes in 77077 or ashford forest homes might also meet the OP's requirements.
