I got Land America/Best Home Warranty and have been really, really happy. I've used the services twice; they responded immediately and sent quality technicians the very next day for non-emergency service. They also called to ensure I received service and was happy with the work done.

I can extend the warranty (it expires in a few weeks), and I'm seriously considering it.

Home warranty of America = Waste of money. You will get the cheapest, most incompetent techs to come "fix" your broken item. At least I didn't pay for it.

Nearly any "extended warranty" is a waste.

I am not having to pay, it is coming with the house. However, I do get to select the company.

We have "Old Republic Home Protection" and they have been pretty good. We have used the it twice. There is a $60 deductable each time you use the service. They have been prompt, and on one visit, they addressed both my A/C and electrical problem with one visit/$60, rather than making it into two service calls. ~K~

If the seller is paying, go with Old Republic. If you are paying skip all of them!

I had America/Best when we bought the house. I had to call them 2x regarding the AC. The company that came out told me that the unit needed freon and of course I paid the $50 service call fee (moron for a tech). After 3 months, I called them again. Same company came out, very nice tech who ended up getting them to purchase an entirely new unit. I had the new unit in and installed within 2 days and my electricity bill has dropped 50%. This occured one week before the warranty was expiring with America/Best. I didn't renew because money was/is a bit tight right now But I was satisfied

ayannaaaliyah you may have gotten lucky. Here's my story:

Our A/C was probably in need of replacement when we moved in Nov '05. April '06 the A/C shut down and the home warranty company sent out some techs who replaced a motor and electricals using refrigerator parts. This wound up breaking down the system even worse and it died again in August. This time a different set of techs came out, rigged up some more electricals and filled it with a little freon. In the process they pierced one of the copper lines outside, which made it leak freon and oil out. So they had to come out the next day to reweld the line. In the process they poured oil and freon all over the grass by the A/C, which killed it, and you can still see some brown spots today. Anyway this rig kept the unit running until the end of the summer. In April it started acting up again and we paid cash to have it and the evaporator coils replaced in May. Environmentally friendly freon, high efficiency, etc. No more nonsense -- not worth our time.

That SUCKS.............Without a doubt, I am sure I was one of the "chosen" few. I have heard various nightmare stories. I'm just glad that I obviously was assigned a technition who had a heart.
