We are moving from Austin to the Houston area and wanted to know if anyone had any reviews for Champions Valley Townhomes. I can't find anything online in regards to them but the area looks great and so does the neighborhood. Trying to determine if its as good as it appears online. Any info would be greatly appreciated.

That's Klein ISD, but not necessarily the Klein area. Klein is near the suburb of Spring.

The only thing I can tell you, is there are a lot of rentals in there and very little turnaround otherwise.

Klein area (bordered by cypress creek, kuykendahl, 249 and FM 2920) is a very nice suburb, but fairly far away from the metro, leading to downtown commutes in excess of an hour possible. Lots of new construction and neighborhoods built in the 80's and 90's. Klein High School is considered the premier one for the district and Champions the premier subdivision.

Champions subdivision is in Cypress Fairbanks ISD.

Oops. I meant the champions forest area subdivisions, all north of cypress creek.

I would not buy in that part of the klein isd.

Oh wow, thanks. Lost in translation why don't you recommend that part of Klein? Is it a high crime area?We have 2 daughters and want to stay where it's nice and safe and neighborhoods are well kept up

The newer developments south of fm 1960 are fill in areas designed to be sold cheap and are zoned to schools not as desirable as the main development areas (that I highlighted above). Alot of industrial/commercial/older apartment mixes up near the beltway and thus cheap infill land. I'd rather have a 20-30 year old house in the heart of klein (stuebner airline and louetta) than a brand new construction anywhere between 1960 and the beltway. You may get there and think otherwise, but that's my opinion.

Many people in the Klein area think Klein Forest is an inferior school due the 66% reduced and free lunch student body. The free lunch forms are filled out by parents. Only 2% can legally be verified. Some folks also think the tests score are inferior. If you check, Klein HS is about 200 points higher on the SAT. When one considers family income, Forest is the better school, imo. My next door neighbor attends Klein Forest and loves it. Her daddy works for Exxon and makes more money than I can count. She could go to any private school, anywhere. My other neighbor works in a school in that area and loves her school.

Go visit the schools. Visit the neighborhood. Talk to folks in their yards. Ask them what they think of their subdivision and schools. Call Constable Ron Hickman's office. They will tell you about the safety of the neighborhood. Go to some churches in the area during the week. Ask them if they fear for the safety of old women.

Some one posted on here a few weeks ago that kids who trashed a park were from the Forest area. The kids were from Klein Collins.

Not everyone will agree that Champions Forest is the premier place to live. They just think they are.
