We are thinking about relocation from Pearland to either Katy or Sugarland. We are trying to find good neighborhoods that would feed into Clements or Cinco Ranch High Schools. Any suggestions? Thanks!

Hi!! Great choice. We also moved from pearland three years ago to Katy! We lived in silver lake! We choose cross creek ranch which is Katy isd and opening a brand new school! It's an amazing part of Katy with a awesome ecclectic downtown fulshear (candy bar and even a 4 star restaurant called rays) they are building a new whole foods market, Kroger, academy and more right down the street. You can't go wrong in Katy and specifically cross creek ranch, bunco, moms groups, free full service workout facility including yoga, Zumba, crossfit and more. We are buying in cross creek after being in cinco ranch until now. We adore ccr! Good luck!

Both are nice choices. Katy is called new Sugarland these days. It is getting lot of attention after I10 expansion and booming real estate in Cinco ranch and other development going around Grandpkwy, 1493, Westpart Tollway, Westheimer pkwy. It all depends on what is your priority and family culture. Sugarland has got more Asian people and schools you will see lots of competition. Katy is slowly moving that direction but not yet. So if you want to put your kids to competition and make them work hard, sugarland is the place to go. If you think, they are not ready yet. Katy has good schools with decent rankings. Culture wise,Katy got some younger crowd compared to Sugarland.

Where is work?

Clements is one of the top-ranked public high schools in the Houston metro.

An advantage of that area of Sugar Land over Cinco/Katy is that it's a municipality; you'd have Sugar Land city police, fire, water etc. as opposed to only county services (Cinco is unincorporated Houston ETJ.)

The houses zoned to Clements are older and expensive for what you get, so people who want newer homes tend to end up in Katy. But honestly, the differences between Katy and Sugar Land are minor. They are very similar.

Yes! Sugar Land is it's own town and that matters. You'd be surprised how many people live west of Highway 6 and I-10 and think they live in the city of Katy. They don't... They live in Houston's ETJ and Houston has a bad history of allowing large swaths of town to deteriorate (Alief, Aldine) and just skip over them to annex higher revenue to replace it.

Sugar Land is, in my opinion, a much safer investment in the long run.

Why not go in the middle of Richmond. Prices lower but with Katy filling up Richmond will be the next Katy. Still many top rated schools. Cross Creek is nice but depending on your commute 1093 with the lights to Westpark are stacking up a little in rush hour. However Westpark extension will be done in a couple of years.
