We lived in Green Trails and absolutely loved it. We've been gone 5 years and I still miss it. DH really liked it because it was easy access to I-10.

Is your budget constrictive that you can't move farther in? Traffic is getting worse on I-10 every year. Spring Branch area (Memorial) would make for a much easier drive.

I've heard good things about both places though, so if commute doesn't bother you, they're probably both good options. Cinco has newer homes, but less trees, which would bug me though.

Green Trails. Cinco Ranch is fine and all, but Green Trails is so nice, and closer in. You'll appreciate that later. Additionally, property values out there in 77094 have always sort of magically maintained themselves.

Our budget is around $400K, so we won't get much in Spring Branch....plus we're moving from a small old house ITL that we've spent waaay too much money fixing up over the years. We'd like a non fixer upper this time. I am won't lie...I am pretrified of the "burbs" but I know it is probably best for our children....

I live in Westwick, in Spring Branch, with alot of decent '80's homes, which aren't as bad fixer uppers as some of the "Memorial" area homes. Updating, yes, fixing, probably not.

How does this strike you?

Having lived in four Katy-area homes over the last 25 years, I agree that Green Trails is an excellent choice.

And proximity to the three hospitals (and growing Texas Medical Center - West Campus) will bode well for future valuations.
