We bought our house in July 2010, we currently do not have a homestead exemption on our house. Should we qualify for one? Is it to late to apply?

You should of mailed it off January of this year for a 2011 exemption. But I believe it's retroactive if you apply within 1-2 years. At least that was the case a few years ago when my brother did the same thing. He received a refund from HCAD for 1 year.

Ya, we just recently realized we accidentally dropped our exemption after our last refinance, so we had no exemption for 2010 or 2011. We just re-filed with HCAD and are supposed to receive a refund check. FYI, in order to file now you must have a copy of your vehicle registration receipt. This went into effect September 2011. Strange, I know. I guess they decided that's what they wanted to use as proof of residence.

You need to file for HS whenever you do a refinance ? I did not know that.

I don't know why it dropped that last time. We've refinanced before and never had a problem. Maybe I signed paperwork for it during previous refi's and just don't remember. But I never had to go out of my way to do it. So I'm not sure what happened. But now you know to ask!
