We live in East Pearland (just off the Pearland Parkway). You can head North on Pearland Parkway and just keep going until you hit the 225. This is the way my husband goes when he has to go to their workshops at Greens Port. It take him about 30 minutes.

Clear Lake is close by. Lots of availability with Obama axing the NASA jobs.

Yes, that section is under construction right now until Jan/Feb 2012 as they are currently adding lanes. They are also "fixing" the railroad tracks on the weekends along Hwy 3 which is really slowing things down.

I'm also trying to understand the perception vs reality in this area. After getting my refinance appraisal, looking at the Chronicle's sales price data by zip code (still appreciating every year), why there are still no foreclosures in our neighborhood and many other neighborhoods, talking to people who live & work here, listening to rumors on the inside, etc, etc...

All I can conclude is the lowest priced areas are taking it on the chin, including Webster and Friendswood. What cheap suburban areas aren't though? The professionals/engineer type areas on the other hand don't seem to be having much trouble. O&G has been very busy for awhile now, and I've known a few who make the transition (for more money too).

The commentators in the local media would like you to believe Obama turned Clear Lake into a war zone overnight, and that otherwise the Houston economy is great. Both are BS. The numbers state Clear Lake housing is stable like any other Houston suburb, all of which have lower-end areas taking a hit. Also, unemployment in the Houston area isn't much better vs the USA as a whole. (link)

Sorry about the rant, need to cut it short now. This is just an extremely irritating topic. The people supposedly "on our side" do us absolutely no favors.

I live in what is pretty much a cheap suburb in Clear Lake and the market is as stable as it has ever been. We have had foreclosures, but most of them move pretty quick.

We're really trying to decide if it is even an option looking at traffic to live in Clear Lake or League City. How long does it take to get from the Beltway down 45 to a neighborhood in Clear Lake or a neighborhood in League City? Thinking about 4-5pm timeframe. Thanks!

If you lived in Clear Lake, you definitely wouldn't take the Beltway to 45 from Deer Park. Instead from the Beltway exit Fairmont, left at Crenshaw, right on Space Center. Clear Lake City Blvd to Pineloch is 10 minutes from the beltway exit. It's 45 mph and there are very few traffic lights on that mostly undeveloped stretch.

To get to League City it would take additional 20 minutes during rush hour for that additional 10 miles. I'd say an additional 30 minutes until February due to the I-45, Hwy 3 construction. And El Camino Real is completely closed now @ Hercules for construction, too.
