Does anyone know about the Rustling Oaks area in West Memorial? Good or bad? Too close to the toll-way? Family friendly?

Any input you can provide would be greatly appreciated!

Great schools. Highly family oriented area.
Traffic noise is a personal deal. Some people can deal with it, others can't. It's worse in the winter when there are no leaves. But if you are looking for the excellent schools and trying to afford Memorial, and have a certain price range, you're going to have to cry uncle on something.

Despite traffic property value has appreciated.

And I wouldn't say noise is bad from the beltway since its sunken there. Atleast that's the theory.
