Hello, we are looking at this house.



It was built in 2006 in an exclusive lake community. It is NOT a tract home. Most homes out there are 20 years old.

There is a crawl space under the house.



See to the right? The whole house is lifted and the crack seems to go around where it would be raised up at.



There were other cracks though. Is this normal or is there a problem?



If we get our offer accepted we would hire an inspector of course but til then I am just wondering what is the deal.

I am guessing that is more than just a cosmetic surface crack- just by the nature of it following the house in such a consistent line, looks like it might be lining up with the bottom plate to me. I am an architect but obviously never base any decisions from someone over the 'net.

If the house seems to be right for you other than this just have it inspected.

Looks like SVL to me...! If it was built in '06, I would be talking to the builder, they are still responsible. They will tell you the warrantee is up in a year, but the law says 10..! Builders love to lie to get out of things...

T Damon, thanx for your opinion. I think we are going to pass on it. It is a bit pricier then we were looking to spend and that crack really has me wondering. I am thinking 2006 was the heighth of the bubble and people were building up everywhere fast.

Not really a good thing.

Ding, ding, ding! There is a winner! Yes it is in SVL. They don't have alot of newer homes out there. This one just fell out of escrow. Yeah I told my agent see if we can find out who the builder is. Then I called her today and said don't bother. We found another one that is 20 years old and is priced better that we both love. Hubby wasn't to crazy about getting a newer home. He thinks they all look the same. lol

How would you find out who the builder is anyways?

DS41, what price range are you looking in...? We live a couple of miles from SVL, in a beautiful, gated community. They were $800k two years ago, but half that today...
We are in AV, and a lot of wonderful homes around our area.... Have you looked around Apple Valley Rd and Yucca Loma...? Nice area all around, only a couple of miles further to the 15....

I'd be very concerned aboutt the basic foundation and just now the stucco job was done in a 2006 house showing those problems and sign of surface repair.

Donn, we are looking around $160,000 to $180,000. $400,000 would be way too steep for me! lol I know where you are talking about. That is a very nice area over there. I love the Jess Ranch shopping and all the other stuff they built out there.

I will be glad to leave Victorville behind and shop there instead.

This home is 2900 sq ft and is actually on the market for $219,000! I couldn't believe it and about fell over. My agent called the listing agent and she said the bank might be willing to accept $205,000 for that house!

But in the end, I really don't want to go that high. I got caught up in the excitement of the moment and seeing the newer home there for that price.

I did see a big home near the orchards for $189,000, .41 acres.

It was built about 20 years or so ago. My hubby really wants to move to SVL though. LOL I know they have the equestrian states near by you.

We did find a house about .5 a mile form the lake in SVL. It is a short sale so we need to see what happens. Meanwhile I am still on the hunt.
