Do we need yearly termite treatment for our new home. Its year old town home in Sterling,VA.

How often I should do the treatment? What and how to look if the home need the treatment.

Can't say about where you live but termite treatment of the soil is required here before you do the foundation pour or set piers. The ground is sprayed with a termiticide that has a specific color. Inspectors will look for the coverage of the stain.

My preference is always treat for termites with a good termiticide every spring. If it has concrete where the foundation meets the soil, just flood the area with the chemical every year. You can use a hose end sprayer for that. That treatment should cost you about 40 bucks for the chemical and take about 30 minutes to do. It will keep ants and other insects from being an issue as well. If you have any chemical left over you can use it as a spray making a wider barrier around the house. A termiticide can be purchased at the box stores, Lowes & HD, or online.

Are you the original owner/buyer?
Do you know the builder? If so, ask them who did the original pre-treat (if any is required). They would be the company to go with for annual inspection/treatments. If you go with some other company they may require "re-treatment", especially if you want a bond for the house.

The state of Virginia apparently doesn't require a bond; like GA., they are required to sell.
As a general rule there are two different types- one is treat/retreat, the other is replace/repair if there is damage.

Most termite companies are slowing but surely getting away from liquid termiticides because of EPA restrictions and are going to "bait" stations.
