My townhome is under contract for sale and I just had my home inspection on Friday. We heard back this morning the home inspector found a mold-like substance in the crawl space. I just got home and decided to go under there and check it out for myself. I went under there and I found alot of white in the insulation but no moisture on the ground and no smells whatsoever. Can somebody help me determine if this is mold?

The underwriter may require a mold specialist now that it was brought up. "Mold like" means their not qualified, but the fact they brought it up makes it possible, so it may have to be checked. Call your agent and ask? They'll probably say wait to see if it becomes an issue.

Only a company that can actually test for it can tell you that. Since the inspector mentioned it, you're probably going to have to do that to satisfy the buyers anyway, before they remove their inspection contingency. It shouldn't be too expensive.

All homes have mold. Molds can be microscopic and not visible to the naked eye. A competent testing company if you have any molds that are *toxic*. That's all that the buyers should be concerned about.
