If you have the room I would go with BOTH as the counter height is better for casual things for when friends come by but a built in is better for family dinners and even breakfasts (even bigger kids / adults are more secure at a regular height table...).
If you can only do ONE there is probably more "value" added for more potential buyers with the counter height seating. Few people appreciate how nice a banquette can be until they have BUT any good kitchen cabinet person will tell you that to get it built well is not cheap. It is way 99% of builders have no problem doing a counter with setting but probably less than 1/10 of 1% will be comfortable building a banquette...
It depends on the kitchen. I have a lot of 50's items in the kitchen so we had a 50's style banquette (we call it booth) built specifically for the space. It's got a bit of a Brown Derby feel to it. Very comfortable and people love to plop themselves into it when I cook. (Keeps them out of the way. ) And we can expand the table and add chairs as needed for company.
