I don't think houses in, say, Atlanta will ever be as expensive as houses in San Francisco or San Diego. There are just too many variables that make those coastal California cities more desirable to more people and the result will always be higher prices out there. That being said, I do think that places like Atlanta and other southern cities will weather the current downturn in the housing market better than some of those previously hyper-inflated markets. Several years from now, I think we will see the median home price in cities like SD and SF will only be 200% more than Atlanta, as opposed to the 300% to 350% that exists now.

To the original point, many Southern cities are more expensive. Not as expensive in the north, but more expensive than they were in the past.

Dallas will skyrocket in a little, but only City proper it'll get more and more expensive... but really... Dallas is on an endless prairie... so maybe... some parts... like... never? LOL
