MiamiDade County will surpass 3 million by 2020 and the Miami-Ft Lauderdale-Port St Lucie CSA will be over 7 million. Miami proper will add another 1500 ppl/sm and be around 455,000. Just a few short years after doomsday sayers were predicting no new high rise or housing construction for a decade or more, the new towers and projects keep coming.
I was reading through this and its interesting. How your predictions going for your cities or what are your predictions?
Earlier in the thread and years ago, I had predicted that the Raleigh-Durham-Cary CSA would be 2.1 million by the end of the decade. As of 2014, it was already 2.075 million. I guess I'll up my prediction now to 2.35 million. Since the last census, the Republicans that now run the state are making it harder for cities to grown via annexation of edge development. So, while I am upping the CSA numbers, I'll dial back the municipal projection for Raleigh to an even 500,000.
There is a young population and a huge start-up scene, so I can see that adding a lot of growth to the city. But there is still a tremendous amount of crime, and with Ferguson happening, lots of people and businesses are staying away from the gateway to the west.
