I am considering buying a condo in stonetbrook in estero. I was just checking to see if anyone could give me any info on the community. I just
saw something about the golf course is in trouble. I am not a golfer so
i really do not need the course but i saw where the cdd can add fees to
each owner. can anyone give me some info before i purchase there or let
me know of a better community as i live up north and it is tough to know what is best.

I don't know much about it, except that I could always hear I-75 when I visited friends, but they were in a house and it probably depends on the location. I'd be careful, since it says "homeowners might have to foot the bill."

Stoneybrook is another over crowded neighborhood. Poor construction, to many houses, roads are to narrow. I looked to buy in there 10 years ago and found they were one of the poorest built houses around. Not sure about the condo's. If the golf course is in trouble, you better stay away, they might be able to do a special assessment to all the homeowners to foot the bill. Maybe that's why there are a few for sale in there. Do your homework before buying!!!

Hello, Regarding StoneyBrook Golf Course...It does appear that they are short of cash and may have to assess the owners. Stoneybrook is a Public Golf Course in a community. This is rare here in this part of Florida. Most Community's have private course that the the homeowners fund. According to the News-Press article it appears that IF each homeowner is assessed it would be for around $300.00 per homeowner. Of course that would need to be verified. Anytime you buy in a community of any kind, golf or not, if the community is running short of funds for some reason the owners will be assessed to make up the short fall. In this current economy many communities are short of funds due to owners not paying association fees. I always recommend getting a copy of the budget and financials for any community you are considering.

why buy near or on a course if you are golfer? there is usually an increased price/ assoc fee because of it and whenever decisions need to made they will almost always be in favor of the golfing community.
