Found a house in Spring Hill. Could anyone tell me anything about the area? What are taxes, insurance like there? This is in a gated community, but is the area in general safe?

You may want to post this in the Tampa postings. It's not that much of a distance from there. It's a high probability of a sinkhole area.

I live about 20 minutes from Spring Hill. There are some very nice areas there however Hernando is part of sink hole alley and has very very high homeowners insurance premiums. I believe they are the third higest in the state. Monroe in the keys is the highest, Pasco County the second highest and I am not sure if Hernando or Pinellas is the third highest.

We close on a house in spring hill this week. Sterling Hills. I inquired about the sink hole thing and was told that the community is built on sand and that it had to be tested for sink hole possibility prior to building. From what I have heard and seen, it is a really nice area that is changing over from mostly retirees to young families. I have an ariticle on the community if you are interested. Where is the house that you are looking at?

Oh - we did just get homeowners and it is for $1600.00 and I believe that the taxes are around 3000. (which includes the cdd fees)

Default Spring Hill is nice and seems safe...

for the most part. I will find out about the taxes and post the info this weekend. We have a house there and can answer more questions for you. If you can, build a bit on a hill just incase there is a sinkhole. There are some vulnerable areas but not all. Write me and I'll tell you more.

I posted a photo of our Spring Hill house under classifieds in this forum. There you can see she sits on a bit of a hill.

Thank you for your replies! This house was one I found on craigslist and the lady lives in Tampa but thy built this one but never moved in. She said she just wants out of it, so I dont know. SOmething just does not feel right about it.

I have entered a picture of areas of sinkhole occurances from the Florida Geological society. You can see that Pasco Pinellas and Hernando Counties are full of sinkholes and are the greatest area of possible sinkhloes in the state.

Get a house on a bit of a hill not flat land. We are in Spring Hill and have not seen any sink holes but have heard of one. The other was rumor for the house is still standing. Both were on flat ground. Build on a heap of hard packed, settled land.
