Looking for some tips on finding property in Marion and surrounding counties, in particular, foreclosures, bank owned and for sale by owner. Any suggestions would be appreciated.

Zillow and Trulia list foreclosures and FSBOs. Fannie Mae's https://www.homepath.com lists Fannie Mae owned houses they are trying to sell. I believe they try to sell to folks that will live in the house for the first 90 days. After that, investors can bid. In our area (Ormond Beach) Fannie Mae would start out with a price and drop the price $10k each month until the house sells. They may do something different in the zip you are interested.

Spring or summer may be a better time to buy if you are looking for a bargain, fall is a market for snowbirds. I don't know anything about Marion county so they may have a different sales cycle than where I am.

That should be easy. Seems there are more short sales and forclosures than standard sales.

No problem. Most real estate sites will state if the home is forclosure or short sale, sometimes in the title or somewhere within the listing.
