Any local opinions about Palm Coast for a vacation home? I have read some negative things here about the area but it looks like a nice place to me for vacations, and fairly close to Orlando for the airport. We want something that we can rent out, weekly basis...any advice on subdivisions or condos that allow this?

For weekly rentals I recommend Flagler Beach or the Hammock area. Palm Coast isn't directly on the beach so you might have trouble with weekly rentals. Golf sometimes attracts people to the neighborhoods here.

I do know that there are tax laws with regard to rentals. If a lease is less than seven months long you will have to collect hotel taxes. The trend seems to be those condo-tels that allow you to own but provide a management service to rent your place to tourists.

At all costs avoid European Village. It's being marketed heavily but is not very desireable for rentals. The Ocean Hammock area is spectacular, on the beach, has great golf and is very desireable- offers property management and the like. But it's very expensive.

I recommend you speak to a local realtor about your wants- Tavolocci is very strong in the beach areas as is Hawk Beach Realty.
