I'm looking for property in north Florida - Dixie, Levy, Citrus, or Hernando County. I've noticed several properties in Dixie already have a well and septic. Does anyone know approximately how much a well and septic would cost so I can determine the value of the improvement?

It can vary depending on soil condition and water table depth, but a ballpark would be $10,000 for both.

The cost for a well depends on the well size, depth and equipment. I've had a shallow irrigation well without equipment quoted to me for $700-$800, a standard 2" household well with a 3/4 HO pump and small bladder tank for under $2,000, and a couple of years ago I had a 4" well drilled 115' with a 1 HP submersible pump and a large bladder tank for $3,200. If you average it out around $2,000 you'll probably be close enough until you get more serious about the property and check it closer.

May be higher up there where there are rolling hills and the water table is lower -- mine was in Okeechobee in sandy soil and several good aquifers.

Can't help you on the septic.

To be more specific, my new septic I just put in cost $4,000 for a 900 gallon tank and good size drainfield. The rolling hills here mean you must drill deeper for water, a well in this area will cost $3,000 - $5,000 depending on the depth, tank and pump size. Also, not everyone can get a good well on their property, some are not so great if they can't find a good supply under rock - the sand wells cause problems Your soil must have and pass a perk test for the septic.
