This appears to be an interesting neighborhood that straddles the Detroit/Dearborn line that I haven't seen any information about until recently. https://www.modeldmedia.com/features...on-050916.aspx

Could it be a neighborhood that catches the eye of those interested in moving back into the city or is it just going to be a "sleeper" neighborhood that stays put?

It is going to be a sleeper neighborhood because of the lack of historic designation, lack of freeway access, precarious state of the Detroit public school system and it does not have an intact commercial strip bordering it like Grand River in Rosedale Park and Livernois/7 Mile in Sherwood Forest/University District.

It is only 1/2 mile to 1 Mile away from Dearborn's fantastic strip of Middle Eastern restaurants and bakeries along Warren Avenue. Although a lot of blocks have stately but unspectacular 1940-50's brick colonials and ranches, there are several really fantastic mini-mansions in the neighborhood, like this one.

EDIT: the reason why the neighborhood is called Aviation subdivision is because it was an airfield for Ford Motor Company in the early 1900's. Some of the streets even follow the course of the original criss-crossing runways, seen here. The neighborhood is actually split evenly between evenly between Detroit (the north half) and Dearborn (the south half). Oakman Boulevard through Dearborn has a section of really spectacular homes, like these
