I've seen a lot of real estate listings for both Vista Ridge and Vista Pointe. Both sub divisions look like very desireable neighborhoods. Does anyone know why there seems to be A LOT of 2-3 year old homes for sale in these communities? Is there an exodus from those communities?

I've been warned about water shortages in the CO area. Anyone know if Erie has dealt with future concerns? Any advice is much appreciated!

Default A few reasons

Vista Ridge and Vista Point are both neighborhoods, Vista Ridge offers a lot more to home owners and is great family neighborhood, if not the best in Northern Denver Metro Area.

One major reason there are a lot of houses for sale is investors that purchase houses a few years back are now starting to sale as they are able to make a nice profit.

Another reason is Colorado has suffered a foreclosure epidemic that we are recovering from now, and while neither neighborhood was hurt badly there were and are still some foreclosed homes for sale in the area.

We moved to Vista Pointe from England in February of this year and absolutely love it! Our original plan, before we actually came here and physically looked at houses, was to buy in Vista Ridge. But after we had a look, we felt the houses there were just too close together. We found a house that we absolutely loved in Vista Pointe, a corner property with a nice large yard, both front and back. Yes, we would be giving up the amenities -- clubhouse (which has a restaurant that we still frequent) and the pool, but we'd rather have more "space". Besides, Erie is right now in the process of building a brand new community center with a pool that is slated to be open at the end of the year and a new library, both of which are right down the road, and that's good enough for us! And just a note -- there is a problem with overcrowding in Erie Elementary, but they have broken ground for the new school, located in Vista Ridge, which is to open Sept. 2008.

I have friends in Vista Ridge and there are 2 landfills/dumps that abut the neighborhood. One just closed and the other just signed a 15 year extension. Very nice golf/pool, etc but location, location, location.

Default Vista Ridge and Vista Pointe

Both are very nice communities with a great golf course, open space and trails throughout, and a nice club house. The HOA is very reasonable and does a great job of caring for the common areas.

I believe that the number of homes on the market is a combination of foreclosures due to those ARMs of 2-4 years ago and the builders just getting a little ahead of themselves.

The landfill is barely noticeable from the development.

These are both great examples of drive until you qualify neighborhoods. As a result you have a lot of 95-100 percent loan to value loans, often with adjustible rates given to people who in realistic terms should never have qualified for the loan.

Neighborhoods like these are generally the bellwether for the region; they suffer first and prosper last.

Vista Ridge is not a "drive till you qualify" area. It is in Erie, close to the employment centers of Broomfield and Boulder. It is a true diverse, mixed-income neighborhood, with apts, small starter homes and larger homes all in the same neighborhood. One of the docs I work with lives there, also lots of our patients who are young parent.

it is indeed a good place, the only problem that exists right now is the lack of commercial buildings, although that is defiantly changing with the new strip mall over off of us 7 and I-25, and more recent ground breaks on new development on the western side of I-25

You should also check out the Anthem community in Broomfield. It is right across the street from Vista Ridge and just as nice, if not nicer.

I just spoke to someone yesterday who lives there. She lives in the retirement community. She said it is easy to make friends b/c there are lots of people from out of state there, come to live near their grown kids. There are lots of activities for the residents.
