It's close to the Highlands, they built that new Walmart, do you think it's going to go up in value or just sit around as is? Considering an investment property over there but I'm just not sure how I feel about that particular area of Wheat Ridge.

Why would it not go up in value? Berkeley is going up, Sloan's Lake area has been getting better block by block and is quite expensive in the right areas. May not happen overnight but its starting to get surrounded by some areas improving quite a bit, inevitable new people will start filtering in around there too.

Didn't Wheat Ridge try to annex Mountain View a few years back because of it being close to bankruptcy?

If it's Wheat Ridge, probably not a bad bet. If it's Mountain View...only if you think either Wheat Ridge or Denver will be annexing it soon.

Three reasons:

It is not walkable.

It does not have small commercial areas.

Urban pioneers do not like Wal-mart.

The address is Wheat Ridge, but it's close to Mountain View. The place itself is gorgeous, the block is fine. Old, but fine. But it's not particularly walkable, at least not now. One could walk to Wal-Mart. Oh yippee. Bike-able, however. Very bike-able. Five year trajectory.... I am so torn!

Default My opinion

1. Do the numbers flow?

2. I would consider this part of Wheat Ridge to be OK.
a. Sheridan to Wadsworth
b. 38th to 44th.
c. Not Mountain View. Adjacent to MV is OK. The MV problem is not the housing stock, but the town government.
d. 1/2 block north of 38th
e. 1/2 block south of 44th. 44th is trash street and will not be improving.
f. Not Ames or Benton streets. Too close to Sheridan.
This area is ripe for "I can't afford Denver, but want to be close to the action".

41st is very walkable and relaxing. We have done it a number of times.
38th is gaining more retail every day. This is important.
The Walmart in Lakeside is not relevant to the discussion. And, it will be gone as soon as the TIF expires.
The King Soopers and the Safeway are.
The lots are relatively large.
The housing stock is relatively young compared with Denver. Many places ripe for renovation as soon as the gurney leaves the house.

What do you mean? What do you base this on? 44th is improving into WR just like 38th improved into WR. 38th was probably cleaned up because of activity to the east? You don't see that happening with 44th?

I do not.
44th from Sheridan to Harlan is Lakeside and Mountain View. No way is this going to get better as both towns are crap government.
44th from Harlan to Wadsworth is Wheat Ridge. But WR is putting all its development money into other areas: 38th Sheridan to Wads, the corner of Kipling and 38th, the corner of Wads and 38th.
