Hello,

Can someone help me to figure out how much should I pay for a house in Provence at Firewheel? Do you know how much discount or incentives could I get from the builders over there?
Or maybe you could help me telling me at what price some properties have been sold in that area...
As you can see I already went and I am interested in the community because it looks nice, but I don't want to over pay...
If someone also wants to give me an opinion about Provence at Firewheel I will be glad to read everything about it... Even if there are things that are not nice to prevent me from doing a bad purchase ...

It depends what construction stage the home is in. If you're building from scratch, you won't be able to negotiate on the price, but you could get more money on upgrades and closing costs but not much. You're negotiating on dirt.

Your best deal will come from spec homes (inventory). It's costing them money to build and they can't start other homes until they sell some. Right now, there isn't much inventory, the community has not taken off the way they expected it to. There has already been some foreclosures too and there is one on the market right now.

This is just some of the information that should be answered by your Realtor. The sales rep at the model represents the builder not you, and it doesn't cost you anything to have your own representation. Your agent can tell you how much other homes sold for as well and that would be a benchmark to base your offer on.

Thank you nsumner! you are very right.. I asked to some friends and I changed my mind about buying over there... I will continue looking into other communities and now with the help of a realtor .
