Must be a reason that Texas tops this list. Why is Mckinney growing so fast?

We have a diverse population. Close to major employers, beautiful city with a quaint downtown area. We don't have to leave our town for shopping, dining, entertainment.
Cost of living is reasonable. Stonebridge Ranch, a masterplanned community is desirable. Good Schools and lots of extracurricular activities for kids.
I have lived here for about 9 years and we really like it.
Lots of trees and nice hilly areas too.

When I started my research to buy in Dallas.
Everyone I ran into told/sold me on the idea that McKinney or Frisco was the next big thing in the metroplex. (of course all of these folks lived in Mckinney/Frisco) We had some of the same ideals about wanting to live in a nice area and not pay the big Ticket price for it such as a lakewood(which is a scenic area but pricey for a newbie that was not sure of Dallas).
I think someone said it best on another post.
"It's new and shiney"

Several reasons:

1. From a mathematical perspective, it's easier to add 8% to your population when you're at 100K residents -vs- if you're a larger city of 500K.
2. Lots of open land that is being developed
3. Growth around Dallas is primarily focused North. Plano is mostly built out... same with Allen. McKinney is the next city North.
4. McKinney has done a good job seeing what worked and what didn't work in the cities to the South.
5. Central Expressway, TX-121 and I-380 have all built up to "unleash" the area a bit.
6. Since it's not "built out" yet, property prices are relatively low.

I believe that covers the bases.

With that all said, I'd like to give my typical lines for anyone looking to move to McKinney from out of state:

- Don't buy a home immediately - rent for 6 months to see if you like the area - even within the city of McKinney, there are many micro climates that need to be explored before buying a home.
- Commute time. If you work a long way from any city, seriously put thought into a long commute. Gasoline isn't going back to $2/gallon + long commutes have a toll on family time. If you work in McKinney and live in McKinney - go for it!

mckinney also accepts section 8 government assisted housing and I see a lot of apartment building/condos going into the area for pop density. Mckinney has opened its doors and is attracting folks from all walks of life. Not to say its neighbors south hasn't opened their doors.
