What neighborhoods/areas will be easiest for finding tenants for shared rooms?

Would that be Frisco, Irving, Plano or anything near the airport? Or is there also demand in Celina, Gunter, Trophy Club, Justin and anywhere else?

Harry Hines Blvd area between Regal Row and 35E to the South. You can charge by the hour for rooms along this route.


It appears you are looking to invest in rental properties? Are you asking about two or more people sharing the same room?

I would think anywhere that attracts singles...so Uptown, Lower Greenville, West Dallas.
Friend has a house in Frisco that is killing it, but totally illegal, violating HOA rules, violating city rules. Could get shut down any time. Most of the cities you mention have HOAs so that can be tough. Also you want to check city rules on boarding houses and rules and regs for that.
Be careful who you rent to.

From what you've listed, I'd say Plano, Trophy Club, and Justin would have more options for renters. Frisco, to a lesser extent.

Frisco would actually have the MOST options for renters as it’s a heavily populated suburban city bordering the major employment and commercial on 121 and off of the Tollway.

Clearly you’ve never been to some of the areas you suggest! Justin, in stark contrast to Frisco, is an exurban area off the beaten path for most people who would want to share a house or rent a room. Unless you find someone who works at the speedway, it’s an area attracting families specifically, not people house sharing.

A larger city or something closer-in like Plano, Frisco, Addison is going to draw from more of a mix of the population and have singles that might be open to sharing.

Disagree. Frisco skews wealthier than the other places listed and a landlord would be looking to rent to a single renter, not sublet multiple rooms to different people.

Justin has a lot of smaller 3 bedroom homes with absentee or corporate ownership. There used to be quite a few homes around there that were rented out by new hires at Fidelity, and splitting the rent with another new hire. The surrounding area has grown up significantly since then, and with Southlake unaffordable to most, I would think the situation in Justin remains the same.

Oy, you folks just can't wrap your head around that city of a mllion people just south of you, can you?

Oak Lawn, East Dallas, Buckner Terrace, the area just east of Love Field, Lake Highlands, Lower Greenville, North Oak Cliff, etc. These are places where younger people who want to share accommodations live, not the far north boonies!

IMO the best place to find people looking for roommates would be adjacent to the major universities, so UTD in Richardson and UTA in Arlington, and UNT in Denton. I'm not sure about the universities in Dallas or Ft Worth proper, IMO the major ones are far too small in student population and wealthy on average. But there may be some I'm not aware of.


In Richardson, there is even a proposed 'college type development' that was proposed to be 12 stories that was all 'single-let' rooms with a common room like many colleges have. I think it was slowed by rising interest rates but may still be in the development phase at 5 stories instead of 12.
