I bought an as-is house 10 years ago and $20-30k has not been enough to update it. DFW housing quality is so low, especially the homes from the 1960s-1980s that low end Home Depot stuff is a giant improvement.

You mean that foundation problems, bad layouts (the bathroom without a door as mentioned above, like a cheap motel), carpet over concrete, and thin aluminum windows are signs of high construction quality? That hailstorms are a good thing, because everyone gets new roofs, soffits, and gutters? You think people are ripping out high quality wood and tile to put down vinyl and ripping out great kitchens to put in Home Depot just because its new?

FWIW, we went under contract with multiple offers for over list. Our home is a little dated (built in early 2000s) and the master bathroom travertine is broken and chipped everywhere. Paint colors are dated etc. we are in a very desirable neighborhood though.

Thanks! This house is in a great neighborhood and great location but original bathrooms from 1977.

It’s a pretty crazy market. Great time to be selling. We had thought we’d have to redo the bathrooms, paint the house, change lighting etc and we ended up not doing anything. We were under contract on a home and the seller needed a very fast close, so we were in a rush to get ours listed. We probably could have made more had we done those things but it wouldn’t have been worth the hassle

Yeah it's not god awful but it's cheap apartment grade materials that's being sold listing wise and price wise as custom grade build.

These flippers are basically turning these houses into good rent houses but are wanting custom build prices.

All of the actual important things (foundation, electrical, A/C, insulation, pipes/sewer lines) they'll do everything in there power to avoid or cover up (actually had a family member in the flip business that would bury soaker hoses to temporary shift the foundation to passable levels when in reality it would of failed otherwise, plumbing and electrical ? non-licensed contractors that would work weekends to avoid code enforcement) but hey, at least you get $1.50 per square foot"luxury vinyl", your 99 cent plastic home depot vent covers, and the posh neutral grey paint on the walls that's the thickness/consistency of an expo marker........

That's exactly my point. That price range isn't realistic for you but it's the budget range for alot of these flip houses (imagine how low you'd have to go material and labor wise to do a flip that low, is that a house you'd want to pay top dollar for ?).

Every cheap flipper is slapping a cheap white kitchen for a quick sale. This may lead to the demise of that trend for rest of us.

The price range that you are in is in the 1st time homebuyer's range. Usually, they don't have much money for upgrades or updates. I would suggest you have a Realtor walk through the house and suggest what you can get away with and what to concentrate on changing/repairing. What part of town are you located?

76017, in Martin HS attendance zone. I’ll have the interior painted and do whatever needed to address the flooring. My big question is whether to remodel the master bathroom which has the old style configuration of the vanity area open to the bedroom. The kitchen was updated in 2019 so its ok. Just the master bathroom...
