Hi,

Is Aubrey an up and coming area? Feeling priced out of Prosper and Frisco etc and interested in new home construction 300K ish range.

And is Anna also an up and coming area?

Anna's definitely up and coming.

If I'm not mistaken, there was recently a groundbreaking for a new 6,000 home community between Anna and Van Alstyne.

I never even heard of Aubrey until now.

From a tax perspective, you are probably better off in Van Alstyne (Grayson County).

Just check out what the MUD or PIDS cost in detail before buying.

Sandbrock Ranch located in Aubrey, TX. is a newly opened Master Planned Residential Community comprised of 800 acres. The developers are the (2) owners of Highland Homes one of the BEST new home builders in NTX. This land is a parcel from their holdings of the ranch they own in Aubrey. TXDOT just announced plans to improve Hwy 380 & 1385 (major road improvements planned from the DNT to Denton, TX. Sandbrock Ranch is 3 miles north of Hwy 380). New east/west arterial roads are planned to be built along 1385. Sandbrock Ranch with it's close proximity to Frisco/Prosper both towns have great amenities/parks/shopping/restaurants/medical facilities/grocery stores and much more just minutes away and the selection of quality new home builders makes SBR a great area to tour and consider. Recently many out of state relo's have started building their new homes in SBR based on the new home's eye-catching "curb appeal" quality and the price point of the available inventory. Definitely an up and coming area to consider.

We lived in Anna for a year. Whether or not it is "up and coming" depends on your interpretation of the description. Anna grew out of the continuous US 75 expansion northward and is basically subdivisions, retail/food strip centers, some truck stops/gas stations, a Brookshires and a Wal Mart. They have no traditional downtown or city center to speak of.... in fact they didn't even have a library when we lived there (2016), so we frequented the one in Melissa, just to the south. You also get a nice occasional whiff of the giant landfill situated between Anna and Melissa if you live in that vicinity, which is especially "pleasant" in the hot months. The Anna high school is very nice and we did enjoy the proximity to both Sherman and McKinney for shopping purposes. Take all of that for what you will......good and bad about living there same as anywhere else. If we were ever to return (and we are thinking about it) I would personally hesitate to settle there again, mostly due to the landfill and the souless design of that town.

Currently the effective TAX RATE is 2.63% including the MUD TAX. If you tour Sandbrock Ranch be sure before you leave the sales office, you completely understand the costs of their MUD get some literature, it is IMPORTANT. Lot sizes being offered are 45' 50' 60' & 70.' Also, be 100% certain that High Speed Internet will be available when you move in and be certain to get the names of the providers, then call and confirm if Internet is in Sandbrock and available NOW where your home will be built.

You will have to check on the HOA yourself, I know for certain they do have a very modern and nicely done Amenity Center. Recommend you use an experienced Realtor that knows the area and has done several transactions in surrounding new home communities. The builder will be pay their commision! I have a great agent that I always assists us, known her for 40 years.
