Don't know if this is the right forum for this topic but what do any of you know about the Sherman/Denison area is that it's in the Dallas/Fort Worth CSA. Is it's economy pretty good, healthy growth rate, etc. Currently live in Texarkana and will be leaving this dump in 2020. This town has nothing for me anymore. I'm visually impaired along with other health issues. Need somewhere with good medical care.

I have a friend who lives up there and we visit about once a year. I've noticed a lot of growth in the past 5 years in the area--the shopping has definitely gotten better. Her husband works at Texoma Medical Center, but I don't know much about it.

Sherman and Denison aren't really part of DFW. They are still a good drive away from most of the job centers, and they are really still fairly small towns. If you need public transit and good medical care, I'm not sure if you will find it there.

Texoma might be enough--look into what they have there and see. Its size looks to be about on par Denton Regional and that friends husband is a specialist physician part of a decent sized group. I definitely agree about jobs, but the area definitely has more than your average small town in the area.

We were looking for a retirement home up there for about a year (before my wife finally decided she didn't want to be so far away from Dallas itself).

It's still a small-town area for sure, but Sherman in particular is not a dying small town. Industry is stable, if not growing. Apple is moving manufacturing into a facility the city was smart enough to keep ready for occupancy, and it's got some other medium industries going on. My wife is a corporate "scrum master," and she saw nearly a hundred openings in Sherman. Denison is considered somewhat more of an "artsy" town. Most of the schools have a good reputation.

The direction of population growth is between them, so at some point they'll fully touch. Over the course of time we were shopping, however, we saw the housing price increases roll on northward and begin affecting Sherman.

The Texoma medical complex is very promising, and it had been a draw for us.

But they are an hour away from the Dallas metroplex, which is good or bad depending on your point of view.

Here is an anecdote: One house we looked at was fairly new, large, in a large yard. The main disadvantage for us was that it was a two-story and we were looking for one story. The area looked great, it was close to decent schools, and it was right next to some prime shopping. But the price was a steal, it had been on the market for a while, and the owners were carrying two mortgages.

We wondered what the problem was. During an open house, we heard several other prospect talking and discovered the problem: "The back yard is right on the highway!"

I looked out the back. The back yard was a full half acre. Then there was a row of mature trees, then an eight-foot wooden fence. If I paid close attention and watched for a while....yep, through the trees I caught a glimpse of the top of a semi pass by. It was a state highway that had less traffic on it and most DFW suburban streets.

But for the locals, it was definitely a deal-breaker.

My Mom, brother, niece and other extended family live in Sherman. I'm here now visiting. Unfortunately my mom is sick again and admitted to TMC on Christmas day. She's 77. Which has caused me to realize I will probably be making more than the usual 2-4 trips up here per year.

I live in Austin and have been thinking of getting outta there because it's so expensive and crowded now. Not immediately, but eventually. Maybe in the next few years. Meanwhile, because of my Mom, and because I don't like staying with her in the home I helped her buy (because I need a break, so I always stay at Hilton Garden Inn, and Hampton Inn before the Hilton was built) I'm thinking about getting a second home up around here.

I never thought I'd say this, but each time I come up to Sherman I like it more. I like it in contrast to Austin. I like that there is really no traffic, parking is free, people are nice, and it just seems slower and more relaxed. My biggest fear is that I would soon become bored. It would be a lifestyle change for sure.

So I hope others more knowledgeable will chime in on the various towns up around hear. I wouldn't mind a farm house on some acres with an RV garage (as I want to travel a lot too). My brother has a boat I can use on Texoma. And a motorcycle for trail riding in Eisenhower park.

Downsides: looks like only one actual Yoga Studio in town, of course nowhere near the live music and dancing options I have in Austin, way fewer of everything cool that I'm used to, but that I complain about the traffic getting to and cost of once there. Ha! A real conundrum.

Lake Texoma is near by as well if you like boating or other lake activities. In addition to the casino in Durant with its great life shows the state university in Durant is performance oriented meaning they are performances out there as well as a musical arts series. I grew up in Durant and got out of it as soon as I could but it continues to grow and is in the fastest growing county in Oklahoma outside of OKC and Tulsa. Also you are 50 miles or so from North DFW suburbs.

Went and poked around Pottsboro yesterday, then up around the lake, then antique window shopping in Sherman. had my SO and two adult daughters with me.

Later ended up downtown Dennison, which oddly, I've never seen. It is much more of an old downtown Main Street and even have some hippy vibe in a few of the shops. Very interesting.

Not really sold that the area would work for me though, other than the really great pricing on housing. I keep trying to like it "enough" and do like it even more now that I see there is more going on in Dennison.
