Is there a significant difference?

I am looking in northeast DFW / Plano / Rockwall, and if the difference in taxes is thousands a year that will ultimately be my deciding factor as this represents hundreds of thousands of dollars over the next 30-50 years of ownership

Not sure about other areas but for Plano:

If you add them up you get about 2.18%.

I believe Plano is on the lower side for tax rates (property values and assessments are a whole other story but that is DFW wide)

I found this nifty calculator the other day on Collin County's appraisal site. I'm sure other appraisal districts have something similar so you can easily compare.

I think another thing you need to keep in mind is how far away you are living from where you are working. It doesn't make sense to live in a cheaper county/city/ISD if that means your commute is longer and involves a toll road, as an example.

Here's the Rockwall County tax info: Tax Information - Rockwall Central Appraisal District

You'll need to know which city, school district, and any MUD that the property is located in to figure out the tax rate.

I totally agree on a long commute vs. higher taxes. It makes no sense to waste time/money on a long commute for a slight savings in property taxes.

You will also need to take into account the differences in homestead exemption. The amount of the exemption given for each of the taxing entities can differ by a large amount and that adds up over time.

Thanks for the responses, I'll look into this info this weekend. I actually agree on the commute issue, but I'm fortunate in that I have the ability to work from home 3-4 times a week, which is just enough to invalidate the issue for me and make it a (largely) non-factor
