Hello, we are paying almost $1100 for 1 bedroom apartment rental in Farmers Branch - Lincoln Waters Edge community. On top of that they are charging $100 (water + trash). We have nominal water usage and then we also get $50-60 electricity bill.

We are soon going to have family. So, planning to rent a two bedroom apartment, so that we have sufficient space for new born. Can some one please suggest a good community in Irving, Farmers Branch area with two bedroom apartments which are affordable ? Also need to have good insulation. In one of my previous rented apartments we used to get almost $250 dollar electricity bill in winters because that was not energy efficient.

Hoping to hear back from others. Thanks in advance for your time and help.

Define “affordable” for you. $1100 for a 1 bedroom is normal...

Dear ChristieP thanks for your response and time.. I was looking for anything less than $1100 that someone might be paying, so that I can get a better idea if there are any better options available than what I am currently paying. I dont believe my current apartment is worth $1100 per month because even though these are new apartments, they have very thin walls and floors, you can hear neighbors talk and walk in my apartment. Hallways are full of filth and there is little maintenance done to keep them clean. So feel like its a rip off..

$1100 is typical for new or updated 1 bedrooms in today’s market. For 2 bedrooms you’ll pay around $1400.

There some old complexes in Addison, around spring valley and some in valley view close to Brookheaven college. Those are cheaper since they’re not updated.

Where is work? There may be some more affordable places in safe areas but need to know where the commute to work is.

Thanks for your reply. Work is in Irving. I have to travel often for work so need something not too far from the airport.

Look in the Bear Creek area of north Euless, zip code 76039. Its very convenient to Irving and the airport. Lovely area and lots of apartments. Take a drive around the area this weekend. If you find something reasonable to your budget, get on a waiting list.

I agree to look in Bear Creek area. Also look around Trinity Blvd near the TRE station.

You should move. We pay almost exactly the same amount for the mortgage on our 1200 sq foot home and 1/4 acre yard in McKinney.

McKinney is on the far edge of the metroplex, which is why it’s less expensive. OP works in Irving and needs easy access to DFW Airport. Unfortunately that means he has to live in the middle of everything, and it will be more expensive.
