Right. So a half-million to over a million in Kessler is the wilderness. Got it.

Uh....

I grew up there and my parents still live there. I vigorously disagree with the above statement.

I'm all my years on CD I can't say I've ever seen PH and the Grove compared.

pre·tense

1. an attempt to make something that is not the case appear true.

2. a claim, especially a false or ambitious one.

I live there now and have for a long time. I see very little evidence of people around here faking anything.

There are truly good and bad pockets in every direction. Some burbs tend to have less crime. But, again, this is based on even specific pockets in the city or burb

The really awful thing about the DFW metro area is the traffic; so thankfully there are great housing choices and neighborhoods in every direction. If a commute to a job is mandatory, the choice where to live must put commute first.

There are great schools and terrible schools. If a family must use public schools -- or even private schools -- the choice where to live must put a balance of commute and schools second.

There are few really great walking trails or parks; and even fewer lakes. If a resident makes running or boating a priority, the choice where to live becomes more challenging.

There are very few affordable new houses under development in good commuting routes into the city. If having a new house is a priority, then the commute hurdle must be addressed.

Untrue that south of I-30 is to be avoided! Lovely, lovely areas south of I-30. And awful ones too.

But I guess one can be pretentious without having pretense.

Apparently so. IMO it's a defensive word that is at best ambiguous and deflective.

Wow you so racists! What you want to say is the "diverse" side of Dallas vs the "privileged" side of Dallas.

Maybe a crime heat map helps you.

Sounds like the OP is a white Mexican that wants to avoid brown Latinos and blacks. Just stay north of the Trinity and avoid certain hot pockets like Forest/Audelia/i-635, and you'll be fine.

If you want a more 'bleached' experience, go with Highland Park or Preston Hollow.
