In the process of relocating to Dallas area. Looking to buy from $350k up to $500k maybe $550k. Trying to narrow down between Murphy and McKinney. Will work in Richardson for reference point. New construction is winning as heard about high utility bills on older homes. We have two little kids so good elementary schools in the future will Matter (not yet). I know commute from McKinney may be farther but right now neighborhood we narrowed down is close to 75 and about 15 miles away from work. The other in Murphy is about 8 miles. So it's stonebridge ranch vs Maxwell Creek. Looking for thoughts.

If you work in Richardson then go with Murphy as you get short commute, excellent Plano ISD schools and proximity to Dallas and Plano. I wouldn't recommend McKinney for you, even if you can get similar house for $50k cheaper. I think short commute and better schools are worth paying for.

Do look in Richardson's 75082 area near Renner & Telecom. There are some great neighborhoods feeding to Plano ISD as well and location is even better for access to highways.

Don't worry about old or new, as long as homes are well maintained and AC/heater are newer or price allows you to replace those, you are good. In fact, you can get better location, bigger lot, upgrades and mature landscape.

The OP mentioned Maxwell Creek Subdivision, and that is Wylie ISD.

You are right. Well, in that case schools are similar in Wylie ISD and McKinney ISD so commute would be their deciding factor.

If East Plano has some new construction left then it can be a good choice for OP.

The usual metric is between 2-3 min per mile in rush hour traffic. Plano schools are better than the other two.

Somehow every thread ends up in Plano, Plano, Plano.

Ask about Murphy and McKinney, and get moved to east Plano.

There is no more new construction in the PISD part of Murphy. Most recently built would about 3 years old.

The friends I have with kids at Tibbals (right in Maxwell Creek are very happy with the school. The Principal is very welcoming has a great reputation.

I live in the north end of Murphy and drive to 75 and Campbell often. It's about 20 minutes non-rush hour and less than 30 during rush hour. There's also 3 routes I can take easily.

We are torn as the home in Maxwell creek is nicer and larger lot vs the home in McKinney. Both schools are rated 10. However from McKinney there are more restaurant and shops/mall that are closer by a lot. Time wise for the commute is like about 5 minutes difference (granted that's without an accident on 75)

I love living in McKinney, to me it's beautiful. My grandkids are all in MNHS and love it. My son works @ BCBS in Richardson and most times he doesn't have a problem with the drive, if 75 is a mess he jumps over and takes Hwy 5.

What can we do about it? Plano is the point where Dallas and Collin Counties meet and has excellent schools and access to jobs/employers so naturally it is often recommended as a practical choice. In fact, Murphy and Richardson were recommended highly for OP's needs. I asked about new construction in East Plano as it can be a shorter commute for OP. It's a fair point that OP asked about Murphy or McKinney but he also mentioned commute and schools so why wouldnt one recommend Richardson or East Plano as possible alternatives?
