Hello,

My family and I are moving to Dallas soon. We are looking for a African american subdivision in Plano, Murphy, Garland or Richardson. Our price range is around 350-400k

Any recommendations?

No such thing as an "African American Subdivision". Everything is desegregated and everyone is mixed in everywhere. Go where you like the grocery stores, the schools, the parks, the look of the neighborhoods and I'm sure you're going to fit right in as you are liking the same things others that bought there have liked.

I would recommend visiting The Texas Education Agency and checking the diversity of various elementary schools in the cities you're interested. It should give you a decent idea of the relative diversity of different areas.


Also note that some of the diversity shown in the reports may be due to the make up of apartments in various boundary zones.

If you truly want an AA subdivision, you're looking on the wrong end of the metroplex. DeSoto, Duncanville, and Cedar Hill all have large black populations, with Cedar Hill having the most higher end real estate of the three. There are far more historically black church congregations there, too.

There are some black neighborhoods in Richardson ISD but they are very low income and not as safe as other parts (i.e., Hamilton Park just east of 75 south of 635). Most of the northern burbs are extremely diverse with black, white, Indian, Chinese, Hispanic, even refugees from Iraq and many African countries all living together in the same neighborhoods.


If you just want a subdivision with SOME other black residents in the northern burbs, I'd advise you to take the other posters advice and marry up school demographics with school ratings.

You may be able to find a realtor, a church, a friend or employer to direct you in your rather specific search. If you have children you may want to research and contact several school districts prior to final decisons in regards to purchasing property.

Murphy is very diverse. But we do not have pockets of any particular group like you do in other cities. Every street through our 5 square miles is true diversity. Organic.

My best advice for you is to filter your search for homes in the 200-400k range in the areas you want to move. Make a note of where the clusters of those homes are located. Next, check the race dot map (google it) and see which one of those areas that have the clusters are the most diverse or appears to have a lot of speckles of green (blacks). Out of the ones mentioned, Id choose Plano.

Others are correct. If you want black, SoBurbs are the way to go but it comes with cons. I was going to move there but dexided on true diversity and good schools.

It would violate the law for us Realtors to even discuss this subject. Big no-no for us to direct anyone by race to a particular area.

I'm black, live, work, go to church in those areas. There are no "African-American subdivisions" anywhere in the north of Dallas areas, although in some of the lower-income areas (and none are really that low) there may be higher concentrations of black or Latino families.

These are pretty diverse areas--and "diverse" means a lot more than just black, white, and Latino. In the price range you mentioned, you're not going to be in a monotoned subdivision in those cities.
