If I were listing today, I'd get a couple hardwood sample boards and granite samples to stage in the areas and tell prospective buyers they can choose which one they wanted installed for a full price contract or offer a discount for an as-is price. Make sure to have a few installers in your pocket already so you have rough install dates/costs.
