Here is the copy of my post from a couple of days ago. I got twelve replies, but it was banter among mr. nifty and others, but none really provided any information relevant to find a place to live.

We are grateful for your insights and recommendations.

We have posted before and after now being here (temporarily in las colinas) and exploring the nw burbs, I am honing in on the flower mound/argyle area.

Some of the masterplanned communites are interesting/nice (bridlewood has some nice sections, for example, and Lantana, too), but I find myslef gravitating to some smaller neighborhoods with custom/semi custom homes, like carruth and canyon oaks for example.

Now I am trying to really figure out the micro siting, north of this route, east of that route, etc. . .

I'll be commuting 2499 to 114 to Rochelle in las colinas and like to keep that as short as possible, but still have a country like feel, even if not really in the country.

Any particular recommendations for good neighborhoods and for ones to avoid.

Let's just say between $300 - $550K."

In FM there are pretty much no bad hoods in that price range. I would stay south of Cross Timbers unless it was Bridlewood or Lantana. There are some very nice smaller subdivisions such as Fallbrook & Bakers Branch that I particularly like because of the builders who built there.

Flower Mound is one of my favorite cities in North TX. Great schools, family friendly and just minutes from the airport with very litte air traffic. Probably 70% of the people I help who work in Las Colinas live in FM.

Now in your price range, especially $400-500k you'll find some nice choices in Coppell which is a little better location. Flower Mound wouldn't exist if most of those 65k people could have found a home in Coppell. They start looking there where the selection is limited and end up going to FM.

In your price range I'd also consider Double Oak if you want a more country feel. It's just a burb of FM.

Just look at a map and see that Flower Mound is basically landlocked to certain extent
there are basically two roads out and they are crowded at prime time drive time...


Double Oak is a city in its own right--it may be located close to Flower Mound but it is a separate entity and I am sure the people who live there believe it has an individual presence--just as Flower Mound has one
Welcome to the Town of Double Oak

your best bet is to show via MLS homes in any area you are interested in and compare those in one neighborhood to another--
checking to see if any neighborhoods have better locations/amenities/ISDs than others...

even if you do not have school age children in Texas school districts are ALWAYS an important factor in choosing where to buy a home...
