Looks like now you can only get a condo https://www.redfin.com/CT/Cheshire/3...operty-history for the money which could afford FFC just a few years ago.

Just went to check some sales in a complex I been keeping track of and I was blown away.

A 1 BR was hovering around $130k for years in the 2010s, then Covid came and it started creeping up 140k, 150k. Then low interest rates kept it going. 160k,.... and it started hovering around $180k for a 1BR and $220k for a 2BR past yr or so.

Just checked and now the 1BRs are selling for $220k and the 2BRs for $280k.

While I thought a condo for $150k is dirt cheap I never thought I'd see it over $200k in Milford.

It's still dirt cheap compared to lower Fairfield county though.

I can believe it because I am in that demographic that is looking to downsize (for me a few more years) and I see very little that I can go to.

For me it is me and my spouse and we are looking for a townhouse that has a bedroom and full bath on the main floor. There are not a lot of AFFORDABLE townhouses with main floor bedrooms and full bathrooms.

You also have a lot of baby boomers that are looking for one floor condos.

I know a lot of people are saying that people in retirement are moving south because of taxes but I think part of it is also not finding affordable townhouse/condo properties to live in with one floor living if need be.

My mom has a 1 bedroom condo with a den on the ground level. It has basically doubled since about 2018. Percentage wise it has increased way more than my house and she lives 10 minutes from me.

They are around but certainly not as plentiful as you find in Florida. Florida builders certainly know how to build for the retirement sector. I’m surprised more builders here don’t cater more to that market. Instead they cater to families and put all bedrooms upstairs.

I think eastern Connecticut is prime for a large scale retirement community. I know several people that would love to move to one there but there are little to no options east of the Connecticut River.

Maybe. But now that we are consistently being listed as the best for appreciation, it will likely attract the interest of developers. Thats really our problem. Connecticut is often overlooked in favor of Boston or New York. This puts a spotlight on us and should result in more housing being built.

It’s not just in southwestern Connecticut. I follow a complex in Middletown I owned in up until a few years ago. When I sold an updated 2 bedroom, 2 bath unit sold for about $125,000. Now those units are pushing $225,000.
