I see that you posted this a while ago, and I am not sure if you still need an answer, but I do know of Traditions in Southbury.

It's a private neighborhood in Southbury, with a HOA. I do know that they were able to get the school buses to pick up in the community (which was a problem at first, as the roads are privately owned by the community).

Overall it is a decent community, but is starting to show wear and tear, compared to newer communities built in Southbury/Middlebury.

The schools in Region 15 are superb (Southbury/Middlebury) and both towns are great!!! ( I live in Middlebury and love it)

Talking traditions

i live in traditions. It's really nice because everyone is very friendly to each other and we have a lot of neighborhood parties. the houses are a little close together, but it's not bad. there's a pool and meeting house with a workout room. it's also more diverse then other areas in southbury.
