I am looking for a town with homes that are reduced, lots of retirees, within an hour or less from the ocean in NC, and no bigger than 40,000 people. I like to hike, and would consider something near public lands. I may be dreaming, but it is worth a try.

thank you, i have heard from someone NB was the place for a quiet retirement. Was it effected by Sandy?

I believe there was flooding along the Neuse River waterfront, but that is typical. There was also some flooding last year with Irene. here is a link to the local paper. http://www.newbernsj.com/

The major retirement area, Fairfield Harbour, has low-lying lots that flood. Just avoid the flood zones when looking for property.

hiking in the swamp isn't much fun IMO
