Hi everyone,

My husband and I have been attempting to move to a cooler climate for a few years, and it is looking likely that we may be relocating to Cleveland, close to Richmond Heights. We are a little nervous because the housing market where we currently live is absolutely crazy, with many unable to purchase right now.

How is the market out there for purchasing and, possibly, renting? Do houses sell for tens of thousands over asking price? Do they have multiple offers on day one? Are cash offers the rule? In other words, how likely is it that we would find adequate housing?

When I look at the photos of houses in Cleveland Heights and Shaker Heights, I think they are lovely. We are also tempted by the suburbs east of Cleveland.

Any thoughts on how difficult a transition would be in the next few months? Any decent temporary lodging?

It took me about a year to find the perfect house. I would strongly recommend renting for a year to get your 'bearings' under you. Because of the hospitals, both Cleveland and Shaker heights have decent rentals that are easy commutes to both the 271 corridor, the hospital district and downtown.



Turnover season starts now (most swtich Jun or Jul 1) so best to get looking now. The rental stock, particularly in shaker, is well kept.



RE market is very hot here too, many houses go under agreement in the first 24 hours (I bought my sight unseen as I was out of town)...so best to get here first, then start looking.

One data point: a house in Lyndhurst was bought 4 years ago for $132k, went on the market a few weeks ago for $160k and went into a bidding war up to $190k but was settled on for $176k, just 2 days after it went on the market.

Pretty hot market due to the interest rates, definitely a sellers market at the moment.
