West of Kimball (3400W) is very different than the neighborhood the OP is looking at 2612W. I do agree that there is a difference as you go north and south of wrightwood. I see some of the problems around fullerton migrating to north of diversey (avondale). As such I am no longer looking to buy properties in avondale though shoemaker lofts may be able to really improve that area. Time will tell.

Yes. Yes, I know west of Kimball "is very different than the neighborhood the OP is looking at." Did I say something to ever indicate I thought differently? Was the first time I acknowledged that fact inadequate? Will a second acknowledgment do? If so, here it is:

Yes, I know that West of Kimball is different from East of Kimball. OK, are we clear on that now?

But that's not what I was talking about. I was talking about north versus south of Wrightwood in the "west of Kimball" part of Logan Square. Got it?

Additionally, the problems of south of Fullerton are not "migrating" to Avondale. Avondale has been a problem area for a long time. It was the gentrification of Logan Square that created a break in the continuum of suckiness from Humboldt Park all the way up through Avondale.
