The current property tax scheme that results in disproportionately low property taxes for City of Chicago was part of the corrupt scheme Cook County Democratic Party President / Assessor Joe Berrios ruled over. Now that Berrios has been defeated and an assessor with no apparent ties to the criminal appeals enterprises run by crooks like Mike Madigan will be running things the taxes likely will, like in the rest of the state, sky rocket. Those skyrocketing taxes will likely kill off resales just as they've done in the suburbs.

Skip the whole region.

The way that property tax deductions have been capped for Federal Income Taxes has already negatively impacted higher valued homes -- New tax law expected to slow rise of home values, creating winners and losers - Chicago Tribune

Even the often “cheerleader-ish” Crain’s recognized the magnitude of the problem —
A dozen years post-bust, only 1 in 8 area ZIPs are back above water

Okay, so we must completely ignore black neighborhoods and focus on gentrifying strictly Hispanic barrios? I feel terrible for the Hispanic community.

You shouldn’t, gentrification is not bad.

Also, I know the study everyone is quoting, but there have definitely been black areas that have gentrified. It’s just that there don’t seem to be any more on the horizon before Pilsen and the northwest areas.
