My partner and I want to build a single family on the East side of Humboldt Park; the two lots that are available are both in the 1400s north, one on N California right across the park and the other one on N Rockwell.

Are there any Humboldt Park experts who could give us their opinion about California v Rockwell?

California is pretty heavily traveled. Seems over priced -- http://www.redfin.com/IL/Chicago/142.../home/17557497

A block over is half price -- http://www.redfin.com/IL/Chicago/143.../home/13290581

I'd take California over Rockwell.

It really makes no difference, the gangs are the same, it's just a matter of whether you want to live on a bigger street or a residential street. Whether you want to be closer to the park or Cermak Produce. Likely the bigger street will have more noise.
